Strong feature depth for the money, with a free tier that files Self Assessment
Zoho Books is the value proposition in UK accounting software. Zoho is a large privately held company with a suite of around fifty business applications, and Books is the accounting piece. The UK edition has been built out properly rather than localised as an afterthought, and it now files SA100 Self Assessment and CT600 Corporation Tax returns directly, which very few rivals at this price do.
The free plan is unusually generous. One user plus an accountant, MTD for Income Tax, MTD VAT returns, CIS contractor tracking, receipt autoscans, mileage, recurring invoices, bank reconciliation, a customer portal and more than fifty reports, at zero cost. Most competitors would charge twenty pounds a month for that combination.
Moving up, Standard at £12 a month adds bank feeds, Final Accounts filing and Corporation Tax filing. Being able to file a CT600 from your accounting software rather than through a separate tax package is a genuine saving for a small limited company, and it is the kind of feature normally reserved for products costing several times more.
If you already use other Zoho products, the integration is seamless in a way that cross vendor connections rarely are. Zoho CRM, Inventory, Expense and Projects all share data natively, so a growing business can add capability without an integration project.
UK accountant familiarity is the practical problem. Ask a British accountant about Xero, QuickBooks or Sage and you will get an informed answer. Ask about Zoho Books and many will not have used it. If you want your accountant working inside your books, check they are willing before you commit, because that conversation is harder here than with the big three.
The suite breadth is also a double edge. Zoho's products are individually good and collectively sprawling, and the upgrade path pushes you toward Zoho One, the full bundle. Be clear about what you actually need.

The UK edition handles MTD for VAT and MTD for Income Tax, tracks CIS contractors, and files SA100 and CT600 with HMRC. Property tracking for landlords is included, which is a specific and welcome addition given the MTD for Income Tax changes affecting property income. Prices are quoted per organisation per month excluding VAT, with a discount for annual billing.
Cost conscious UK small businesses and landlords who want real capability without a real bill, and anyone already inside the Zoho ecosystem. Confirm your accountant will work with it first. If accountant familiarity is non negotiable, pay more for Xero or QuickBooks and accept it.
